Newby identified 104 acres of agricultural land in the green belt between the A417(T) and north Brockworth and entered into a JV agreement with St Congar (Europa Capital’s Strategic Land Operation). The partners subsequently entered into a collaboration agreement with the adjacent landowners, the Society of Merchant Ventures.

This site was subsequently identified by the Joint Core Strategy made up of Tewksbury, Cheltenham and Gloucester as a possible site to meet some of their housing need and as one of the most appropriate locations to deliver new housing during the first phase of the plan period, from 2011 to 2021.Newby achieved a planning consent in March 2016 for 1,500 homes and are currently in the process of concluding all the technical works for the implementation of the infrastructure and selling the seven identified Phases to pre selected house-builders.
